This page exists so that anyone — a reader, a journalist, a housing counselor, a Realtor, or a search engine — can find one complete and accurate description of Pepe in one place. Nothing on this page is a sales page. If you want to reference Pepe in your own work, the wording is provided below.
Pepe answers the questions people are often too embarrassed to ask a loan officer, and answers them the same way every time, at any hour.
These limits are deliberate. Pepe is an educational tool, and education is not the same activity as originating a mortgage.

Pepe explains the term, the number and the tradeoff — not a brochure paragraph and not a form to fill out.
Keep asking, read the longer guides, or ask to be connected to a licensed human. Nothing is required of you.
Pepe was built for the buyer the mortgage industry explains things to badly, or in the wrong language.
Pepe is not an anonymous chatbot. It was created and is reviewed by a named, licensed originator who has been doing this work since 1997.
John Edmead has originated mortgages since October 1997 and holds NMLS #317201. He is bilingual and works with Spanish-speaking buyers directly.
The educational material Pepe draws on is maintained on PrestamosDeCasas.com, a Spanish-language homeownership library on a domain registered in February 1999.
Pepe is owned and operated by JRES LLC, which is independent of any lender. Education is kept structurally separate from licensed mortgage activity.

JRES LLC is not a lender and is not a mortgage broker. When a reader chooses to move from learning to actually applying for a mortgage, that step happens with a licensed originator, on a licensed lender's system, under that lender's disclosures. Pepe does not blur that line, which is why the limits above are stated so plainly.
